Window-Type Aircon Cleaning & Repair in Davao City

We clean and repair window-type aircon units across Davao City — pull-out general cleaning at ₱500–₱800 per unit, capacitor or thermostat replacement at ₱800–₱1,500, and straightforward advice on whether an older unit is worth repairing at all. Boarding houses, dorms and apartments with several window units get per-unit rates and a maintenance schedule.

Window-type units are still everywhere in Davao — bedrooms in older houses, boarding houses along Bajada and Obrero, apartments in Matina and Agdao, small shops and offices. They are cheap to buy, simple to fix and brutally neglected: mounted in a wall, cleaned never, running twelve hours a night through dust and humidity until they rattle, drip on the floor and cool half as well as they did while using more power. Most of that is reversible in an afternoon.

Common window-type problems and what they mean

  • Runs but does not cool. In order of likelihood: filthy coils, failed compressor capacitor, low refrigerant from a leak, then compressor failure. Cleaning and a capacitor solve most cases for under ₱2,000.

  • Water dripping inside the room. The unit is tilted the wrong way or the drain pan and channel are clogged with dust and algae. Fixed during a pull-out cleaning and by correcting the tilt.

  • Loud rattling or vibration. Loose mounting, a bent fan blade, or a motor bearing on its way out. Cheap if caught early; expensive if the blade hits the coil.

  • Trips the breaker. A shorted compressor, a failed capacitor pulling too much current, or wiring that has cooked in the wall box. Needs diagnosis, not a bigger breaker.

  • Smells musty when starting. Mold on the evaporator and in the drain pan — a health issue in a bedroom, and the standard result of years without a proper clean.

Repair or replace?

A window-type unit is inexpensive, which changes the maths. Cleaning, capacitors, thermostats and fan motors are almost always worth doing — a few hundred to a couple of thousand pesos to get years more service. A compressor is different: on a unit older than eight years, or on any unit where the repair approaches half the price of a new one, we recommend replacement, and the newer inverter window units use noticeably less power over a Davao summer. We will tell you which side of that line your unit is on before you spend anything.

For boarding houses and dorms the calculation is about downtime as much as cost. A unit that fails in a rented room is a complaint the same night. A scheduled cleaning cycle — every four to six months for units running nightly — catches capacitors and fan motors before they fail and keeps every unit cooling at the power draw it was designed for.

Frequently asked questions

Does the unit have to be removed from the wall to clean it properly?

For a general cleaning, yes — the chassis slides out of the casing or the unit comes down so both coils, the blower wheel and the drain pan can be washed. An in-place cleaning only reaches the front and is fine for a young, lightly used unit.

How often should a window-type unit be cleaned in Davao?

Every four to six months for a bedroom unit running nightly; every three to four months in dusty areas or near a road, or for units running in a boarding house room all day. Dust and humidity here shorten the interval compared with the manual.

My unit is 12 years old and the compressor died. Should I fix it?

Almost never. A compressor on a unit that age costs a large share of a new inverter window-type, which will also be quieter and cheaper to run. We will quote both so the decision is yours, but we will not pretend the repair is the smart one.

Can you service a whole boarding house in one visit?

Yes. We schedule multi-unit cleaning room by room, usually 6–10 units in a day, with tenants notified in advance. Repairs found on the way are quoted per unit before work starts.
