What landlords and admins actually check
Davao inspections follow a pattern, and the deposit deductions come from the same short list every time:
The kitchen. Grease on the range hood and the wall behind the stove, the inside of the oven and fridge, the sink and the cabinet under it. This is where most deductions start.
The bathroom. Mold in the grout and silicone, limescale on fixtures, the drain cover, the exhaust fan. A bathroom that is “clean” but has black grout fails.
The aircon. Many leases and condo house rules require a general cleaning receipt at move-out. Landlords check the filter and the drip tray.
Walls, doors and switches. Fingerprints, scuffs, nail holes and hooks. Cleaning handles the first two; holes are a repair.
Inside everything. Cabinets, drawers, wardrobe shelves, window tracks. An empty unit shows every corner that was skipped.
Why a documented clean protects the deposit
Deposit disputes in Davao rarely go to a formal process; they are settled on the day of the inspection by whoever has the better evidence. A move-out clean with dated before/after photos and a receipt naming the unit and the scope is that evidence. It is much harder for a landlord to deduct ₱3,000 for “cleaning” when the tenant hands over a receipt for a professional clean done the day before, and photos of the empty, spotless kitchen.
