Why it costs more than a deep clean
A construction clean is not a dirty house; it is a house that has never been clean. The cost sits in:
Fine dust in everything. Cement and gypsum dust settles in every cabinet, drawer, track, vent and light fitting. The first pass makes the room look done; the third pass is what stops it from reappearing when the aircon starts.
Residue removal. Paint drips, grout haze on tiles, silicone smears on glass, adhesive from protective film and stickers — each needs its own product and scraping by hand, without scratching the surface.
Two or three passes. Rough clean, detail clean, final clean. A single visit that “finishes” a fresh build in three hours has skipped two of them.
Equipment. Industrial wet-dry vacuums with fine-dust filters, extension poles for high dusting, scrapers and blades that do not gouge tiles — not a broom and a rag.
What the contractor’s cleanup does and does not do
Most Davao contractors include a “cleanup” in their scope. It means the debris is out and the floors are swept, and it is genuinely useful — do not skip it. It does not mean the cabinets are dust-free inside, the tiles are grout-haze-free, the bathroom fittings are descaled from construction water, or the aircon vents will not blow cement dust for a week.
