What is included in a turnover — and what is not
A turnover is a reset to listing-photo standard, not a deep clean. Included:
Bathroom fully cleaned and dried, fresh towels, toiletries topped up
Kitchen wiped, dishes done, fridge emptied of guest leftovers, bins out
Beds stripped and made with fresh linen; used linen bagged for laundry
Floors vacuumed and mopped, surfaces dusted, mirrors and glass done
Aircon remote, keys, Wi-Fi card and welcome items staged; damage or missing items photographed and reported
Not included: aircon general cleaning, sofa and mattress extraction, inside-cabinet detailing, balcony deep clean — these belong in the monthly or quarterly deep clean
Pricing the cleaning fee on the listing
Davao guests are price-sensitive and compare totals, so a cleaning fee that is much higher than the room rate hurts bookings on short stays. The common approach is to set the cleaning fee at or slightly above the actual turnover cost — ₱700–₱1,000 for a studio — and absorb the periodic deep cleans into the nightly rate.
