Condo & House Turnover Inspection in Davao City

We inspect newly built condos and houses in Davao City before you accept them from the developer or contractor, and produce a photographed punch list of every defect — cracks, hollow tiles, leaks, bad paint, doors that do not close, outlets that do not work — so rectification is done before you sign, not after. A condo unit typically costs ₱2,500–₱4,500 and a house ₱4,500–₱8,000, with a re-inspection available after repairs.

The turnover walkthrough is the one moment you have real leverage with a developer or contractor. Once the acceptance form is signed, every defect becomes your problem and your money. Most buyers walk it in twenty minutes with a sales agent who is not there to find faults, sign, and discover the hollow tiles and the bathroom that drains the wrong way in the first month. Buyers abroad often cannot attend at all and sign on the strength of a relative’s glance.

What the inspection checks

A systematic pass through the unit or house, room by room, with the utilities running:

  • Structure and finishes. Cracks in walls and ceilings, hairline versus structural; hollow tiles tapped one by one; uneven floors; grout and sealant gaps; paint finish and coverage.

  • Water and drainage. Every tap, shower and toilet run; drains checked for flow and gurgling; leaks under sinks; water pressure noted; balcony and bathroom floor slopes tested with water.

  • Electrical. Every outlet tested for power and polarity, every switch and light, breaker labelling, aircon outlets and provisions, doorbell and intercom.

  • Doors, windows, locks. Alignment, closing, latching, keys for every lock, window seals and sliding tracks, screens, cabinet doors and drawers.

  • Aircon and provisions. Installed units run and checked for cooling and drainage; provisions checked for pipe sleeves, drains and power.

  • Common items. Meters recorded, unit measured against the plan where relevant, parking slot and storage checked if included.

Large houses (above 250 sqm) and properties outside Davao City proper are quoted individually. Fees are for an independent inspection and report; we do not do the rectification work ourselves, so there is no incentive to find or hide defects.

    Book with the turnover date

    Send the property details, the developer or contractor, and the scheduled turnover or final-payment date. We coordinate access with the developer’s turnover team or your contractor.

    You receive the punch list within 24 hours, formatted so it can go straight to the developer. After repairs, we re-inspect and sign off each item.

Why an independent inspector, not the agent

The developer’s turnover team works for the developer. The sales agent gets paid when you sign. Neither is dishonest by default, but neither is looking for the crack behind the kitchen cabinet or testing whether the bathroom actually drains. An independent inspection produces a written, photographed list the developer must respond to, item by item, and gives you a clean basis to withhold signature until it is done. In our experience the list on a new Davao condo unit runs between fifteen and forty items; on a house, more.

For a house built by a contractor, the inspection is the quality check most owners wish they had done before final payment: a walkthrough with the punch list in hand, repairs verified on the re-inspection, and then release of the retention. Buyers who live abroad book us to attend the official turnover in their place and receive the report and a video call from the unit the same day.

Frequently asked questions

Should I sign the acceptance form before or after your inspection?

After. Ask the developer for the inspection or “punch listing” slot before acceptance — most Davao developers provide one — and sign only when the listed defects are rectified or formally acknowledged in writing.

Can you inspect while I am overseas?

Yes — this is a large share of our turnover work. We attend the developer’s turnover with your authorization letter, do a video call from the unit if you want to see specific items live, and send the report the same day.

What if the developer refuses to fix items?

The photographed list gives you a documented basis to escalate — first to the developer’s customer care, then through the contract terms. Cosmetic items are sometimes negotiated as credits; structural, water and electrical items should not be accepted as-is, and we say so in the report.

Do you inspect resale or older properties too?
