Long-Term Rental Property Management in Davao City

We manage long-term rental condos and houses in Davao City for owners who live elsewhere: tenant screening and placement, lease handling, rent collection and remittance, repairs with your approval, and quarterly inspections with photo reports. The fee is typically 8–12% of the monthly rent, plus a one-time placement fee when we find a tenant. You approve every peso spent on the unit.

Percentages apply to rent actually collected — a vacant month costs you no management fee. Portfolios of three or more units are quoted on a combined rate.

What management covers

Everything between you and the tenant. We advertise the unit, show it, screen applicants (ID, employment or business proof, references, a call with the previous landlord where possible), prepare the lease using your terms, collect the deposit and advance, and hand over the keys with a documented move-in inspection. From then on rent is collected on the agreed date, remitted to your account with a statement, and chased properly when it is late — politely first, formally if needed.

Repairs follow one rule: nothing is spent without your approval. A tenant reports a problem, we photograph it, get one or two quotes from vetted technicians, send them to you, and supervise the work once you say yes. Association dues, Davao Light and DCWD accounts, building admin notices and renewals are tracked so nothing lapses because the owner was in a different time zone. Every quarter you receive an inspection report with photos of the unit as it actually is.
