Which inspection do you actually need?

  • You are buying a resale condo or house. Pre-purchase walkthrough. More attention to leaks, termites, roof and ageing wiring; sometimes a second visit with a specialist for anything suspicious.

  • You own a property you cannot visit. Monthly care plan, or a single vacant-property check before a decision such as renting it out or selling.

  • You are renting a unit out or moving in. Move-in / move-out condition report — the document that settles deposit arguments later.

What you are paying for

The fee buys time on site, a method, and a report someone can act on. A ₱1,500 visit is one to two hours: walk every room, run water and power, open cabinets, photograph everything that looks wrong and a few things that look right, and write it up the same day. A turnover inspection is two to four hours with a checklist of several hundred points and a tap-test of every tile. A pre-purchase walkthrough adds the roof space, the drainage outside, and the questions to the neighbours and the building admin that a listing never answers.

What the fee does not buy is a certification. We are not engineers or surveyors; we tell you what we saw, with photos, in plain language, and when something needs a structural engineer, a geodetic survey or a lawyer we say so. That honesty is the reason the general inspection service exists — most Davao owners abroad simply have nobody on the ground who will look properly and tell them the truth.

  • Send the floor plan, the developer’s or seller’s claims and anything that worries you — inspections are better with a brief

  • For turnovers, book before the acceptance date, not after; ask the developer for the punch-listing slot
