Lot & Land Inspection in Davao City for Buyers Abroad

We visit lots and land in Davao City on behalf of buyers and owners who cannot be there — checking that the lot exists where the listing says, how it is accessed, whether it floods, who is on it, what the neighbours are building, and what the road, drainage and utilities look like — and send a photo and video report within 24 hours. A single visit costs ₱1,500–₱2,500 within the city and ₱2,500–₱4,000 for outlying barangays; monthly checks on a lot you already own are available as a plan.

Buying land you have only seen in a Facebook post is common in Davao and it goes wrong in predictable ways: the “corner lot near the highway” is 900 metres down a dirt road that floods, the boundary in the photos belongs to the neighbour, or there is a family living on it who did not get the memo about the sale. Owners abroad have the mirror problem — a lot they bought years ago that they have not seen since, on which grass, squatters or a neighbour’s fence may have made themselves at home.

Where our job ends and the professionals begin

We are your eyes and feet on the ground — reliable, documented and fast. We are not a geodetic engineer, a lawyer or a broker. A boundary we flag as “fence appears inside the sketch line” needs a relocation survey to become a fact; a title needs a certified true copy from the Registry of Deeds and a lawyer’s review; a sale needs a broker or attorney to handle contracts and taxes. What our report does is tell you whether it is worth paying those professionals at all, and give them accurate field information when you do.

For lots you already own, the monthly plan is the quiet version of the same service. Someone walks the lot, photographs the boundaries and anything new on them, and you know within a day if a fence moved or a structure appeared — which is when these things are still easy to resolve. Many owners pair it with vacant lot maintenance so the grass is cut on the same visit.

What a lot visit reports

A field report, with photos and a short walkthrough video, covering:

  • Location and access. GPS-pinned position, road type and condition to the lot, distance from the nearest paved road, whether a car or only a motorcycle reaches it, and access in rain.

  • Boundaries and markers. Visible monuments, fences and markers photographed and compared with the sketch or survey plan you provide. We flag mismatches; we do not certify them — that is a geodetic engineer’s job.

  • Condition and terrain. Slope, drainage, standing water, signs of flooding or erosion, vegetation, fill or dumping, existing structures.

  • Occupants and use. Anyone living on or using the lot, informal structures, grazing animals, neighbours’ encroachment, and what the neighbours say about the property when asked politely.

  • Surroundings. Nearby construction, power lines, water source, cell signal, distance to schools, market and barangay hall, and anything that affects value or buildability.

  • Documents check-in. On request we ask the barangay office about the lot’s known status and confirm the tax declaration details you give us match what is on the ground. Title verification is done with the Registry of Deeds through your lawyer or broker, not by us.

Frequently asked questions

Can you confirm the lot is really owned by the seller?

Not on our own. We can collect what is visible on the ground and at the barangay, and pick up a certified copy of the title from the Registry of Deeds if you authorise it, but reading and verifying title, liens and annotations is a lawyer’s or licensed broker’s work. We can recommend one.

The seller says it is a corner lot near the road. Can you check that?

Yes, that is exactly the kind of claim we verify: we pin the location, measure the distance from the nearest paved road, photograph the frontage and confirm whether it is a true corner or just near one.

What if someone is living on the lot?

We document who and what is there, ask neighbours and the barangay how long, and report it without confrontation. Whether it is a caretaker, a tenant or an informal settler changes the purchase significantly, and it is better to know before paying.

Can you also check a lot on Samal or in Davao del Norte?

Samal yes, with ferry travel in the fee. Lots further out — Panabo, Tagum, Digos — are quoted case by case; for now our regular coverage is Davao City and Samal.
